Sterns & Associates, LLC was founded in 1999 by Teresa Sterns. Since that
time, Sterns & Associates is proud to have managed more than forty five
projects representing hundreds of millions of dollars in construction, offering
full service support and experience in project development and management
for both new construction and renovations.
Built on principles of creativity, professionalism, and teamwork, Sterns &
Associates, help make every project stage a positive process that remains

TERESA STERNS, President
Teresa Sterns is the visionary leader and innovative manager behind Sterns & Associates, Project Development and Management. An expert and experienced hands-on executive, Teresa launched her career in St. Paul as an Economic Development Specialist & Project Manager. From 1985-1994, Teresa administrated a variety of projects including the City's "Cultural Corridor" Initiative, and was credited with luring the Children's Museum downtown. She led the refurbishment of 7th Place Mall, construction of Hamm Plaza and the St. Paul Companies expansion. She ignited many successful small businesses as Director of SPED-CO (St. Paul Enterprise Development Corporation) including Summit Brewing Company and Cossetta's Restaurant and Deli.
In March of 1994, Teresa left the City to take on the development, design and construction of the $100 million Science Museum of Minnesota. As Project Manager, Teresa negotiated development agreements with both the State of Minnesota and the City of St. Paul. She led site selection and negotiations with the city and state, administered the entire project budget and directed the Museum project team through selection, design, financing, construction, move-in, and Grand Opening. The nationally renowned facility opened on time and in budget in December 1999. In 1999, Teresa created Sterns & Associates, Project Development and Management. At Sterns, Teresa uses her talents and staff team to manage a broad range of projects in the private and public sector ranging in cost from $180 thousand to $180 million.
While continuing the success of Sterns & Associates, LLC, in 2004 Teresa formed a real estate development company, Gunflint Gals, LLC, undertaking her own development projects, including the 33-unit East Bay Suites vacation condominium project completed in 2006 in Grand Marais, MN on Lake Superior. In 2005 Teresa formed a hospitality Management Company to manage the Condotel, East Bay Suites, in Grand Marais.

TONY VAVOULIS, Project Manager
Tony, a LEED accredited architect, understands the development process in depth.
Bringing a project to a successful conclusion requires the deep involvement of many professionals. Tony is an advocate of clear and timely communication, a vital ingredient for each team member to be able to do their job properly. The project schedule requires many decisions, materials, approvals and procedures to occur in a timely manner. Everyone benefits from a well run project, particularly the Owner. As an Owner’s Rep Tony recognizes the importance of being fully engaged in the process… an eye on the schedule, an eye on the budget and being available to participate as needed… that may be making a decision or a phone call, doing what is takes to keep the project on course and moving forward. |

ANGELA STERNS, Project Administrator
Angela may be the first person you come into contact with at Sterns & Associates as she handles the day to day operations at the office. You may recognize her last name - she is Teresa's sister.
Angela comes to Sterns with a background in non-profit management, marketing and real estate. As marketing director, then executive director for the Organic Alliance, a national non-profit, she spearheaded a program with national supermarket chains to educate and promote organic foods to the public, receiving both local and national acclaim. Angela also worked with the Minneapolis Chamber of Commerce in developing member programs and marketing initiatives for the Twin City business community.
In 2003, Angela opened her own business as a home-rehabber with Manifest Properties, Inc. and successfully managed several residential renovation projects before becoming licensed as a real estate agent. Since receiving her license, she has served many Minnesotan's in home buying/selling transactions through her affiliation with Edina Realty. |
